POSITION PURPOSE

The Maintenance Manager is responsible for managing operations and seeking to maximize the financial value of an assigned mobile home community or communities. This Maintenance Manager position reports to the assigned Corporate Regional Asset Manager and together, in a partnership, works to improve community maintenance, select contracted services, execute capital improvements, regular reporting, community and employee safety, and legal compliance. Additionally, the Maintenance Manager's responsibilities consist daily of administration, marketing, leasing, collections, resident relations, resident retention, and customer service. This includes daily oversight/maintenance community curb appeal and maintenance personnel.

POSITION PURPOSE AS MAINTENANCE MANAGER:

The Maintenance Manager is responsible for performing various maintenance duties necessary to maintain and enhance the value of the community. The Maintenance Manager aids the Property Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance. The ideal candidate will be an independent, self-starter who has excellent grounds keeping and maintenance skills. The Maintenance Manager will also lead a team of maintenance technicians to achieve gold standard maintenance operations of the community.

JOB RESPONSIBILITIES AS MAINTENANCE MANAGER:

  • Work with the Property Manager to identify janitorial, grounds keeping, maintenance-related and capital improvement activities.
  • Perform grounds maintenance and overall upkeep to common areas of community.
  • Work with the Property Manager to meet and exceed the needs of the Mobile Home community.
  • Multi-task and manage multiple projects
  • Coordinate projects with vendors as needed
  • Be a leader of other on staff maintenance technician to achieve high level maintenance standards
  • Managing watering system to optimize turf conditions
  • Mowing, Edging, blowing, cleaning and Snowplowing if applicable
  • Painting, general carpentry, electrical and plumbing such as unclogging drains, and HVAC repair/replacement
  • Rehabbing of onsite or incoming mobile homes.
  • And additional items as needed

QUALIFICATIONS:

  • Willingness to work respectfully with people of diverse backgrounds
  • Only Spanish Speaking applicants will be considered
  • Ability to lead a team
  • 2-3 years of general maintenance experience
  • Able to work independently and with minimal supervision
  • Willing to work in all outdoor conditions/elements – snow, rain, heat etc.
  • Outstanding time management and organizational skills
  • Must have a flexible schedule with weekend availability for maintenance emergencies
  • Ability to solve problems involving: equipment/ maintenance issues, emergency situations, etc.
  • Ability to lift to 50 pounds is required
  • Valid driver's license and clean background required
  • On call for emergency maintenance as needed and must be available by cell phone.
