Job Description

Overview:

As a Land Acquisition Associate , you will play a pivotal role in identifying high-potential land leads and securing calls or meetings with them. You’ll be responsible for cold-calling, networking with key stakeholders (landowners, brokers, municipalities, and utility providers). This position requires strong communication and negotiation skills, a self-starter attitude, and the ability to develop relationships that lead to land purchases.

Duties/Responsibilities:

  • Leverage existing land databases and apps to identify acquisition targets.
  • Conduct targeted cold-calling, emailing, and in-person visits to landowners, brokers, and other stakeholders.
  • Establish and maintain relationships with municipalities, county officials, power suppliers, and other relevant parties.
  • Participate in local networking events and industry forums to uncover new leads.
  • Move prospects through the acquisition pipeline—from initial contact to setting up meetings with IDM Team.
  • Coordinate with the internal team to ensure smooth transaction processes.
  • Collaborate with internal analysts and engineers to assess zoning regulations and construction feasibility.
  • Maintain accurate records of leads, outreach activities, negotiations, and deal progress.
  • Provide regular status updates to senior management, highlighting key milestones and challenges.
  • Stay informed about regional development trends.

Required Skills/Abilities:

  • 2+ years in real estate acquisitions, sales, brokerage, or similar roles—preferably involving land deals or commercial properties
  • Bachelor’s degree in Real Estate, Business, Finance, or a related field. Or relevant work experience.
  • Familiarity with energy/utility infrastructure or industrial development is a plus.
  • Strong communication, and interpersonal abilities.
  • Proven track record of closing deals and building professional networks.
  • Self-motivated with the ability to manage multiple leads and deadlines simultaneously.
  • Basic understanding of real estate contracts, land-use regulations, and zoning processes.
  • Proficiency with CRM software or willingness to adopt new tools for pipeline management.
  • Must reside in Arizona and be able to work full time, Monday-Friday, in the IDM Scottsdale Corporate Office.
  • Ability to travel ~5% or as required by project demands

Compensation:

• Base salary: $60,000 – $80,000 (commensurate with experience and market standards in the Phoenix/Scottsdale area)

• Bonus/Commission structure: per-deal bonus - A fixed amount or percentage for each successfully closed land acquisition
